Towering green: The Linear hopes to attract eco-minded buyers

There’s a “green” choice as far as living in a vertical development in city is concerned, according to an official of a major property developer.

Julian Concepcion, vice president of The Linear, said the project is Filinvest Land Inc.’s response to the demand by buyers for environment-friendly homes. “We are one of the few developments at present that promote specific ecological features,” Concepcion said in a media statement.

According to Concepcion, one of the best features of the Linear is the eco-roof technology. He said using the eco-roof technology provides benefits such as minimizing ultraviolet rays and temperature impact; cutting energy and maintenance costs; suppressing noise; improving air quality by filtering pollutants; absorbing carbon dioxide and producing oxygen; using high-quality recycled materials; and lasting twice as long as regular roofs.

“Encouraging use of sustainable such as urea-formaldehyde-free wood, the buildings also allow natural light to enter and put premium on natural cross ventilation,” said Concepcion.

Located atop the covered court shared by two 23-story towers, the eco-roof boasts of various ornamental grass, plants and trees aimed at containing noise and reducing the “heat island effect” common among developments.

To further promote recycling in the community, Concepcion said Filinvest will install a fully integrated recycling system that will promote zero waste. The system will ensure that all materials will be recycled back into nature to ensure sustainable living.

The Linear will also contribute to the reduction of carbon in the Makati area because it will enable future residents to easily work, shop and enjoy a more convenient lifestyle, he said.

The Linear’s close proximity to public transportation is one way to encourage taking public transportation. Bounded by Yakal, Mayapis and Malugay streets, the Linear is approximately 5 minutes away from the central business district of Makati.

A distinct feature of the building is its L-shape design, According to Concepcion, the design was chosen to give each unit its own view such as Manila Bay, Makati skyline, Alabang, Manila, and the amenity area. “It also aims to give the project its distinctive look and have better structural integrity,” he added.

The P2.2-billion project is intended to target the members of the growing Makati work force and upper mobile families who prefer the convenience of condominium living. “We noted that more and more of these young professionals, managers and newlywed couples are moving closer to the heart of the central business district and its schools, world-class hospitals, malls and nightlife district,” he said.

Units come in studio (22 sq m), one-bedroom (28 sq m) and two bedrooms (49 sq m). Prices range from P1.8 million to P4.5 million.
