EGI presents smart, eco-friendly investments

As developments of E. Ganzon Inc. Even before other developers have implemented green practices in their projects, EGI had already blazed the way before the trend and had kept on improving and enhancing its green building practices.

Both Insulas feature a rain catchment system for domestic use. Water tanks of the rain catchment were increased in volume and capacity to take advantage of the natural largesse of nature. Since water is a precious commodity, EGI is doing its responsibility to save water. The catchment system of the Insulas also helps alleviate flooding because it prevents automatic disposal of rain into the street drainage.

More than that, the “passive cooling system” in the residential unit is also unprecedented. This feature of the unit allows inflow of outside air in a more natural way. This is beyond the normal air vents and light vents in corridor spaces. This system eliminates the “sick building syndrome” (SBS) which stifles residents and causes a stuffy environment. Various studies have shown that residents affected by SBS usually have respiratory or general health problems; and, most of the time, this can be attributed to inadequate ventilation.

“Residents will not only enjoy a fresh and freely circulating atmosphere, they will also be able to save more energy and reduce reliance on air-conditioning. Each unit has extended window eaves which provide extra protection from rain and heat. It also prevents heat from getting trapped in the building and thus saves on electricity,” said Bienvenido G. de Castro, vice president for external affairs of EGI.

Both Insula buildings also feature a “utility control center,” which allows unit owners to monitor and control the use of water and electricity (the “center” is right at their doorstep). Add to that, the Insula projects pack an assurance of 100-percent full-power back-up. In the event of a blackout, even turning on your air-conditioner is possible anywhere in the whole building.

There’s also the “electrical load balancing device,” which is a patented invention of EGI. This innovation allows the flexibility of transferring unit loads in case some of the units are not being used by absentee owners. That will reduce wastage of electricity normally caused by imbalance of loads and reduction of systems loss for the entire building.
