Property developer begins work on new subdivision in Mactan

BASIC land development at Camella Communities’ Montserrat in Mactan is now more than 40 percent complete.

Work on the project’s roads, sidewalks and water lines are expected to be finished at the end of the year. After which, the development’s second phase, covering amenities, will begin early next year.

Water service will be provided by the Metropolitan Cebu Water District while power will be supplied by the Mactan Electric Company.

The five-hectare property was launched last April 26, 2008 and has only 252 house-and-lot properties on offer, making it an exclusive enclave. Lots are cut at a convenient range of 77 to 200 square meters each with an average floor area of 64 square meters and lot area per unit of 99 square meters.

Model houses are already fully constructed and ready for viewing. These models houses are Carmela (floor area of 64 square meters and lot area of 88 square meters), Drina (floor area of 81 square meters and lot area of 99 square meters) and Elaisa (floor area of 96 square meters and lot area of 114 square meters).

The garage and balcony are optional features of the model houses with construction of such features dependent on the buyer’s preference. Other house models set to be fully constructed by the first quarter of this year include: Lara (floor area of 44 square meters and lot area of 75 square meters) and Marvela (floor area of 52 square meters and lot area of 77 square meters).

Amenities at Montserrat include a guardhouse, clubhouse, basketball court, children’s playground, garden parks, tree-lined streets and perimeter fence.
Construction on the guardhouse and entry statement will start in the second quarter of this year.

Montserrat carries a Caribbean concept where shrubs and flowers will surround the whole property to foster a refreshing ambiance. All throughout the neighborhood are wide open spaces that inspire communal relations.

The subdivision is a short distance from the beaches of Mactan Island and is accessible to Lapu-Lapu City’s commercial, industrial and business establishments.

Right within Montserrat is a commercial area with commercial spaces located at its two gateways.

Montserrat enjoyed a positive response from the market despite the economic recession. The limited number of units is expected to be sold out by end of this year. (PR)
