Maria Luisa to launch "The Heritage"

CEBU, Philippines - Maria Luisa Properties is set to launch another posh subdivision in the northern part of Cebu, to accommodate the growing demand for gated residential community developments, with the introduction of 13.6-hectare “The Heritage,” situated in the rolling terrains of Jagobiao, Mandaue City.

“Cebuanos are frugal. But when it comes to homes, they spend more on it, than other luxuries,” said Maria Luisa Properties general manager Annie Osmeña-Aboitiz.

Although, the company has been developing several residential projects in the past 46 years, known for its flagship development the 200-hectare Maria Luisa Estate Park, this new venture “The Heritage” is the second largest residential project ventured by the company.

According to Aboitiz, although this new project is considered as high-end, they made it a point that it can also be affordable to the increasing middle-income market segment, with per square meter is pegged as low as nine thousand pesos to P12 thousand.

In a press conference, Aboitiz said that the company’s new project –“The Heritage” boasts of very well-designed and environment-friendly infrastructure and amenities, such as a clubhouse and swimming pool, a fishing pond and park, tree-lined streets, among others.

The company she said has gathered a team of seasoned designers and contractors so that the facilities, especially those that one does not see, wiil continue to work many decades after an owner bought the property.

The 13.6 hectare development, is divided 242 lot-only offer, with lot cut options range from 250 square maters to 500 square meters.

Since it is positioned as a high-end gated community, Aboitiz said that company has set a cap for the cost of house to be built, as low as P2.5 million worth (excluding the value of the land).

Unlike most developments of today, Aboitiz emphasized that The Heritage have been put in place before its launching. The roads and utility infrastracture are 98 percent finished, and the lots are buildable for the buyers who may want to start their stay in this idyllic community.

“I want to launch a project only when it’s finished, and with titles that are clean,” she added.

Founded in 1965 by Mary Renner Osmeña, the Maria Luisa Properties group started with the 10-hectare upscale Maria Luisa Estate Park. Today, Maria Luisa Estate Park encompasses 200 hectares of prime residential property with outstanding reputation of being the most desirable and exclusive neighborhood to live in Cebu.

The Maria Luisa Estate Park is the only remaining exclusive upscale subdivision nearest to Cebu’s urban district. — (FREEMAN)
