SOC Land, the property arm of publicly listed South China Resources, recently launched the model units of Anuva, its resort themed mid-rise community ideally situated along the East Service Road of the South Luzon Expressway, 10 minutes south of Makati.
Anuva’s model units are each a showcase of a modern Filipino home built and designed by homegrown talents, reflecting the developer’s emphasis on Filipino pride and the property development’s most notable advantage—generous spaces.
According to SOC Land vice president Juan Miguel Reyes, “From the very first time that we talked to our consultants, we made it clear that we want an all-Filipino flavor to the development—using as much as possible local consultants and talents as well as locally manufactured and sourced material.”
Going inside the fully fitted model units, one will see a modern design with a relaxed resort-like feel to it. The use of wood for the interiors as well as Apo Floors’ vinyl flooring, the Apo Mimicri that mimics the appearance of wood while at the same time being durable and easy to maintain, provides a warm, home-y feel to the units.
“We see Anuva to be more of a showcase of Filipino home—a tropical home that is suitable to Philippine climate than a Mediterranean or European home that may not suit a tropical setting,” Reyes said.
For Architect Brian John Mangio, managing partner of N.S. Mangio & Associates, the consultancy firm that designed the units’ interiors, this emphasis of SOC Land on Filipino pride and providing truly value for money condo homes “made it more delightful to design the condo development.”
Generous spaces
Anuva will provide 80 percent of open space in its 2.4-hectare development, while its units’ squarish configuration will give 50-percent more frontage of either the hallway or the outdoors, providing future residents a wider sense of space.
Architect Mangio explained that squarish units are not typical because developers are aware that a bigger frontage means less sellable space on the same floor.
“With Anuva, developer SOC Land is more than willing to sacrifice sellable space just to be able to offer something unique and with more value,” he said.
Mangio added that designing the units at Anuva has been more interesting than working on the narrow and deep rectangular units typical of other developments as the shape made possible better use and coordination of spaces.
He said, “Whereas before, with a rectangular unit, we just work front to back with the living, kitchen and dining, and bedroom areas lined up across the length of the space. Now it can be side by side, with the kitchen hallway, for example, forming part of the living area. The interiors are now more balanced.”
The units’ wide windows on both sides of the space also mean natural ventilation not only for the bedroom but also the adjacent living room in the case of a one-bedroom unit. Multidirectional views from the window are also perfect for appreciating the Makati skyline on the north and Laguna’s Mount Makiling on the south, plus the lush landscaping and abundant water amenities that can be found below.
All the units were designed with a certain target market in mind. The studio unit is designed as a space for a young single professional lifestyle. It is more metallic, more minimalist, a little bit hip and uses more glass and earth tones. It also has a minimalist theme with the use of a sofa bed helping save space by combining sitting and sleeping areas.
The one-bedroom unit was designed to fit the lifestyle of newlyweds—with a softer, more romantic space with a predominantly red color. Items were also put in place inside the unit used to represent the activities that newlyweds do.
The two-bedroom unit is for a family with children, which gives a lot of attention to kids’ space as well as the living area. Interiors and furniture are childproofed so they have rounded corners. Items are used to represent what the kids can do downstairs like basketball, swimming, etc.
These model units comprise Anuva’s new marketing office-cum-showroom temporarily housed in Anuva’s 300-sq-m commercial center uniquely located outside Anuva’s entrance gate to allow future tenants to take advantage of the market outside.
Said Mangio, “We also placed a competitor unit beside Anuva’s model studio unit where one can compare the difference between the standard rectangular layout versus that of Anuva’s squarish shaped unit.”
A pioneer of waterfront developments, NSMA’s design expertise was also harnessed in the master-planning of Anuva, whose first of four tandem buildings designed by OCB Trillanes & Associates will be ready for turnover by end of 2012.
NSMA also designed for Anuva the country’s first lazy river within a condo development in partnership with PGAA landscaping architects, as well as the commercial center, Clubhouse, SkyLounge, the guardhouse and their interiors, and the buildings’ lobbies and hallways.
Reyes said there are advantages to having architects also do the interior design as they have better appreciation of the space. Just like there is an advantage to an all-Filipino team working on every aspect of Anuva’s development as they know the problems unique to Filipinos, as well as how to solve them.
