MANY Philippine Developments are described as “master-planned” communities and “amenity-rich.” Yet how many promise an affordable lifestyle, in harmony with their natural surroundings, without sacrificing modern conveniences and comforts? THE first of all South Forbes themed enclaves is the warm Mediterranean Villas. Lot sizes begin at 150 sq m, where quaint Spanish-inspired homes line the streets reminiscent of the Iberian Coast.

“It is a delight to see that a master-planned themed community such as ours is now revealing its charming character with our residents living in model villas of our design,” said Ng. “Some of them have built of their own creativity, guided by our design restrictions, which have further enhanced the appeal of the whole place.”

The Mediterranean Villas originally offered seven unique model homes that cater to the different preferences of their buyers: the Castellon, Sevilla, Alicante, Cadiz and Tarragona comprise the two-story homes, while the Almeria is the duplex unit and the Costa del Sol is the sole bungalow. Now, in cooperation with JAO Builders, the Pontevedra and the Cartagena join the rich collection of houses in the enclave.

Bigger and brighter

FROM the Mediterranean Villas template comes enclaves with lots 225 sq m and above; hence, bigger homes and larger gardens, suited for those with bigger families or more diverse lifestyles.

Neighbors to the Villas enclave are the regal Châteaux de Paris, where South Forbes’s versions of chateaus—Chambord, Chantilly and Fontainebleau, among others—are surrounded by intricate gardens as inspired by the French capital itself, and the chic Miami, which recalls of the Sunshine Capital of the United States, Florida. Its beach setting extends from the gate, to the Moderne homes—Daytona, Kissimmee, Sarasota and Pensacola—the parks, and ultimately the clubhouse and pool.

Across the main avenue are the Asian counterparts, collectively called The Mansions, which also have bigger lots and spacious homes. Like the tropical paradises of Asia which make it to the Top 10 list of best beaches in the world are Bali Mansions and Phuket Mansions. The resort-inspired homes—Coralia, Lovina, and Nusa Dua for Bali and the Taksin, Chakri and Ayutthaya for Phuket—are even named after popular resorts that reflect a calming and relaxing environment. The tranquil Tokyo Mansions, on the other hand, calls for a more meditative setting with Zen-themed homes complete with swaying bamboo.

NOWHERE else is there a more luxurious place to live than Sentosa Heights with unique homes—the Stamford and the Raffles—overlooking the golf course. Lot sizes range from 750 up to over 1,000 sq m.

More together

Some people find it more suitable to live in condominiums because of their inherent convenience. The ground-floor commercial units of Scandia Suites service the residents above. Units range from studio types of 22 sq m to three-bedroom units of 61 sqm. The top floor is all loft units with extra space for another bedroom or added storage.
