Iconic landmark to rise in the heart of Makati



PICAR Development Inc. (PDI), the real-estate arm of the Ama Group of Companies, has set its sights on building the tallest residential condominium in the country. At 70 stories and 312 meters tall, Picar’s Stratford Residences is set to dominate the Manila skyline when completed in 2015.

Ambassador Amable R. Aguiluz V, PDI chairman, is confident about the upscale segment of the country’s real-estate industry and very positive about his dream project. “We decided to build the Stratford Residences because we want to differentiate ourselves by coming out with an iconic structure,” he said. “We envision this project as something the market would appreciate as an exclusive development for upscale clients. The high-rise luxury condominium will house 1,124 fully furnished residential units of 30 to 430 sq m, ranging from studio, single and two-bedroom units to three-bedroom units and penthouses.

The building’s curvilinear design was awarded one of the best designs of 2009 by BCI Asia, the construction market information expert. “Its folded façade is not just for aesthetics; it helps in capturing and maximizing the presence of natural and artificial light,” said renowned architect Jose Pedro Recio, the man responsible for Stratford Residences’ exceptional design.

With the modern resident in mind, the building will boast smart features such as a remote-controlled lighting system and complete Wi-Fi access for every residential and commercial floor. High-speed elevators will also assure fast movement within the building.

The building will also have an eight-level underground parking that can accommodate more than 694 cars, guaranteeing ample parking spaces for both residents and guests. A 24-hour concierge service will also be available.

Given the project’s massive scale, PDI had to ensure that it would use the best materials for Stratford Residences. For the project’s concrete requirements, the company tied up with ready-mix (RMX) unit of cement manufacturer Holcim Philippines Inc.

Holcim RMX concrete experts designed a high-strength mix ideal for this type of structure. This allowed PDI to save on costs for its steel reinforcements by using more high-strength concrete for the foundation and superstructure. “Given the requirements of this project as being the tallest, we at Holcim must make sure of its safety,” said Edwin Macaraeg, Holcim Concrete vice president. “We used 12,000-psi high-end concrete in every floor to assure that our structure is well-built.”
